    Default Grand Bahama Development Company (Lucaya Estates)

    We occasionally receive mail from Lucaya Estates addresses to a previous owner of our house. Usually it's a bill for $120 per year for a service charge on a piece of property in Lucaya Estates (Lot 12, block 5, Lucaya Estates Subdivision).

    This deal was apparently signed in 1978 and a total of $1320 is now owed. Recently I received a document stating that the property has been repossessed by the Grand Bahama development cormpany for failure to pay the service charge for more than 3 years.

    I was wondering what that particular piece of land is - ie is it a decent lot, vacant, near a beach, etc, or was this some kind of sales-scam?

    :o The $120 bill was a service charge. Your previous owner bought a parcel, one acre, of land on Grand Bahama Island. The 1320$ bill represents about 10 years unpaid service charge. Since you have the location (lot and unit) as well as the contract number, you can probably enlist the help of a real estate agent in locating the one acre parcel to see how close it was to the canal and the tourist community. It may have also been located near an existing golf course or a planned one. But since you do not own the property... I think it was a scam of sorts, since many poeple bought in as long ago as 1971, are still paying the 120$ service charge, have given it up as a loss like your previous owner did,or are considering passing the property along to their heirs, since no development has occurred in more than 30 years. At least they own a piece of paradise. And should they ever want to parlay that into a more productive piece of real estate , they can.

    Contact the Grand Bahama Port Authority -- you might still be able to get the land back if you pay those fees.

    just came back from that area. spent a week there. bought a condo within 2 days of returning, a cheaper one, but on the water. I would definately look into that property as that area is on an amazing beach, the "port" is a busy little area with shopping and restruants. very very nice area and worth the look.
